Frequently Asked Questions
What areas do you cover?
OMEETO Ltd specialises in commercial property and work across the East Midlands although our a particular focus is on Derbyshire and Nottinghamshire. We handle all types of non-domestic properties including offices, shops, industrial facilities, warehouses, and development land.
What is included in the virtual tour service?
Our virtual tours are included as standard with all property listings. We create 360° immersive tours that allow potential buyers and tenants to explore properties remotely. This technology has proven particularly valuable, enabling efficient property viewings and reaching a wider audience.
What are the different service packages available?
We offer two main packages: OMEETO Ltd Agency (owner undertakes viewings with our negotiation support), and Agency Pro (full marketing, viewings, and negotiations handled by us).
How do you market commercial properties?
We use a comprehensive marketing strategy including listings on all leading property portals, social media campaigns, direct contact with our extensive database of property contacts, investors, occupiers and fellow agents. We also provide quality photographs, drone images, virtual tours, and dedicated data rooms.
What types of commercial property do you handle?
We handle all commercial and income-generating properties including offices, retail units, industrial facilities, warehouses, and development land. We also deal with residential land and apartment blocks for investment purposes. We don't handle individual residential houses.
Do you provide property valuations?
While we are not registered valuers, we can offer initial consultations to discuss your property's market position and we can provide market apprisal letters. Should you require a Redbook Valuation, we work jointly with RICS and FRICS qualified chartered surveyors.
What happens after heads of terms are agreed?
Once heads of terms are agreed, we provide clear documentation including landlord/tenant details, property definition, lease terms, responsibilities, permitted use, break clauses, and rent review provisions. This is then passed to solicitors to draft the formal lease or sale contract.
How long does it usually take to let a commercial property in Derby or Nottinghamshire?
Timelines vary by property type, location and asking rent, but with strong marketing most well-presented industrial or office units in the East Midlands generate serious interest within 4–12 weeks. Vacant units in strong locations with competitive rents and good virtual tours often move faster.
What is a dedicated data room and why does it help?
A data room is a online folder where we can store plans, EPCs, reports, title documents, planning documents and certificates. Prospective tenants or buyers can review everything before a viewing. This speeds up the process, reduces wasted viewings and shows you are a professional landlord or seller.
Should I choose a traditional commercial agent or a technology-led one?
Traditional agents often rely mainly on portal listings and physical viewings. Our technology-led approach (high-quality photography, drone images, 360° virtual tours, targeted email campaigns and data rooms) reaches a wider audience, including out-of-area investors, and usually generates more qualified enquiries with less hassle for the owner.
What common mistakes do landlords make when letting commercial property?
The most frequent ones are pricing the rent too high for the market, providing poor-quality photos or no virtual tour (or video), and not having key documents ready (EPC, plans, asbestos survey). These slow the process down significantly.
Do you deal with off-market commercial properties?
Yes. We regularly source and introduce off-market opportunities for both buyers and tenants through our local network in Derbyshire and Nottinghamshire.
