Sandiacre is a popular town in the Erewash district of Derbyshire, 5.5 miles east of Nottingham and 9.5 miles west of Derby.

Pre App feedback for the indicative scheme suggested the principle of the proposal, including the uses, is acceptable. There were concerns relating to the scale being (5 storey) and taller than surrounding buildings and consequently being out of character and potentially having a harmful impact. Any submissions should include sections to demonstrate the height relationship with surrounding buildings. The density indicated could be acceptable. Internal space in flats should accord with the NDSS. The level of parking indicated could be acceptable. It is not clear that the access is wide enough for two vehicles to pass; the acceptability of this detail should be demonstrated in your submissions. The site is in Flood Zone 2 and as such a FRA is a validation requirement and the detailed design should be informed by that.
